First Time Home Buyer Tax Credit - Due to Expire April 2010

A number of people had asked my opinion on whether the tax credit should be extended or not beyond April 2010...So I figured I share my thoughts and hopefully solicit some other opinions.

In short, I think extending it would be a bad idea. I feel it would be sending the wrong signal that our economy is not recovering at all. I would like to see the numbers of people who actually have benefited from the tax credit.

Should I have a Virtual Tour done?

With the abundance of properties on the market you need to do whatever possible to entice the buyer to come see your's.

In the past Virtual Tours were done on only the high-end properties, those on the market for over $1 Million dollars. This was because the cost was high and the technology was at its infancy. Nowadays, its easy and relatively inexpensive. I shoot Virtual Tours for all my listings regardless of the market price. Whether it is a Studio apartment or a 5 bedroom center hall Colonial. I shoot a complete tour of the entire property with multiple scenes.

If you want your listing to get noticed I would include multiple pictures, floorplans, a survey & a well done Virtual Tour.

This is a Buyer's Market

Is it just me or do they just don't get it. In order to sell your home you must do three things:

  • Price the home right! I suggest using Prudential's Value Range Marketing approach
  • Market the home accordingly. Tiny little Ad's in newspapers & lawn signs are not enough
  • Maximize the exposure. The amount of attention a property gets is in direct correlation to the commission being offered. Higher Commissions = More Exposure; Low Commissions = No or Little Exposure

Why else do you think the house has not sold?
